Outstanding 5-acre island on Whitefish Bay, Lake of the Woods. Simple, comfortable cabin to stage your fishing and outdoor adventures from. Located about a 10-15-minute boat ride north of Sioux Narrows. The cabin is a seasonal-use, 676 sq. ft. and has two bedrooms and one two-piece bathroom with sink and shower. The front part of the cabin is an open room with kitchen and living-room. There is an incredible view from both the cabin and the deck. This deck is 12x32 ft. and was built in 2017. There is no insulation in the walls, ceiling or floor and windows are the original single pane windows. The foundation is post-on-pad on bedrock. Other improvements include a 14x14 ft. storage/tool shed, which was built in 2011, a screened-in fish cleaning building with a pump for running water to the sink, and a 44-foot long cribbed dock pinned to bedrock. The island is approximately 5.09 acres in size with 1,954 feet of shoreline. The land is owned to the high-water mark. The island is well treed, including many mature red and white pines. This island is just outside the Township boundaries, putting it in 'unorganized territory' and as such the taxes are only $565.00/year. All appliances and furnishings are included. Living room furniture is relatively new. Services include: Electricity is provided by a 3500 watt Honda gas generator with in house start up. Propane fridge, stove and hot water tank in the cabin, propane freezer in the shed. Propane is in portable tanks. Water is drawn from the lake pumped to a water tower and gravity fed back to the cabin. There is a grey water leaching pit and an outdoor privy. Heat is from the wood stove in the living room - the wood stove was installed in 2019 and is not WETT inspected.
